Tenant Fees

Prior To Your Move In:

We advise you confirm which fees/charges will be relevant to you.
No VAT applies to all fees/charges listed below.

Tenant Referencing:

£275.00 per tenant
Tenant referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability). The contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. Processing the application, associated paperwork and referencing.

Deposit:

Typically six weeks’ rent (per property)
Guarantor fee: £120.00 per guarantor (if required). Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

During Your Tenancy:

Please note other costs that will apply throughout your tenancy are gas, electricity, water, telephone, council tax, television licence, installation of cable/satellite and personal contents insurance.
Early release charge of £400.00 if all occupiers vacate the premises during the term of the contract with landlords consent and apart from any agreed break clause.
Charge of £175.00 per occupier who wishes to vacate during the term of the contract and finds a replacement occupier.
Any replacement tenant will need to be fully referenced, therefore an administration and reference fee of £275.00 will apply.
Renewal Fee: £130.00. Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

Ending Your Tenancy:

Check out fee from: £130.00.  Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).
Future landlord reference fee: £25.00 per reference request (if required).
Collating information and preparing a reference for a future landlord or letting agent.

Other Fees and Charges Which May Apply:

Key deposits: £10 per key.
Lost security items from: £50.00 plus per item cost.  Obtaining necessary permissions, sourcing providers and travel costs.
Out of hours services from: £75.00 per hour plus any actual costs incurred. Where actions of the tenant results in the agent (or nominated contractor) having to attend the property. The time to remedy the situation is charged at the hourly rate.

Late/unpaid rent/returned payments interest at 4% above Bank of England Base Rate. 4% which will be charged on the overall monthly rental amount for administration costs and time consumption.  This includes all correspondence to any parties concerned and any possible bank charges incurred.
Professional cleaning (if required) from: £150.00 deducted from the Security Deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
